Cancellation + Rescheduling Fee
No fee will be charged *IF* more than 24-hours notice is given for cancellation or rescheduling. Less-than-24-hour notice will result in a $50 fee for residential and $100 for commercial, even if you reschedule.
On Site Cancellation + Rescheduling Fee
Rescheduling fee of $75 for residential real estate and $150 for commercial real estate is required if the location is not ready/accessible within 15 minutes of originally scheduled appointment. Appointments will be considered missed appointments if the property is not fully photo ready within 15 minutes of the appointed time.
Cleaning and or Moving Fee
There will be no cleaning or moving on my part. It’s a liability issue, you understand. Houses will be shot as is or rescheduled with the on-site fee charged for a missed appointment.
This applies to all photo appointments regardless of reason for cancellation [except for weather or death]. Please drive home the idea to your clients that your photographer is a hard ass about homes being ready on time, blame me, I don’t care, just please don’t make me charge the fee because it’s awkward for everyone involved. Travel
Formula for travel is $2.75 per mile fee applies to all travel that exceeds a 15 mile radius from our Riverside office in Wichita. Miles are calculated based on address-to-address miles driven. For instance: an El Dorado address is 34 miles away minus 15 miles equals 19 miles times $2.75 per mile adds up to a $52.25 travel fee.

Usage Rights & Licensing
The Photographer retains all copyright. The Client is granted a non-exclusive license to use the images for marketing the property listing until sold or for 12 months. Images cannot be sold to third parties. Images may be used on websites and social media by photographer and client unless otherwise arranged prior to the shoot.
Payment Terms
Full payment is due upon delivery of final images.
Client Responsibilities
The Client ensures the property is "photo-ready" (cleaned, staged, and decluttered) upon arrival. The photographer is not responsible for moving furniture or cleaning. See “Preparation H”.
Liability
The Photographer is not responsible for images not captured due to improper staging or lack of access.
TURNAROUND TIME
Same day for shoots schedule to begin before 1:30pm, applies to still images only. All other media may have up to a 48-hour turnaround time.
